Outer Banks Market Report
January 1 – July 31, 2026 vs. January 1 – July 31, 2025
The Outer Banks real estate market remained stable through the first seven months of 2026. Residential sales increased while home prices remained steady, and the vacant land market experienced fewer transactions but significantly higher prices.
Residential Market
The residential market showed continued strength with 1,093 homes sold from January through July 2026, compared to 1,050 sales during the same period in 2025—an increase of 4.1%.
Average sale prices remained remarkably stable, increasing slightly from $713,487 in 2025 to $714,838 in 2026 (up 0.2%). At the same time, properties sold more quickly, with the average days on market decreasing from 70 days to 63 days, a 10% improvement. The combination of stable pricing and faster sales indicates continued buyer demand for well-priced homes.
Vacant Land Market
The vacant land market followed a different trend. Sales declined from 232 lots in 2025 to 202 lots in 2026, a decrease of approximately 12.9%. Despite fewer transactions, lot values increased substantially. The average sale price rose from $187,353 to $245,955, an increase of more than 31%.
Lots also sold more quickly than a year ago, with average days on market improving from 135 days to 123 days, reflecting continued demand for buildable properties despite lower inventory or fewer transactions.
Market Summary
Overall, the Outer Banks market continues to demonstrate stability. Residential sales are slightly ahead of last year with consistent pricing and shorter marketing times. The vacant land market has seen fewer sales but much stronger pricing, suggesting buyers remain confident in the long-term value of land throughout the Outer Banks.
